The information contained below is designed to provide a summary of the minimum education, experience and examination requirements established by the Division of Licensing. Graduation of AREA’s course is recognized for a free 1 year membership in the National Association of Home Inspectors (NACHI) obtaining full benefits, and discounted membership in the Housing Inspection Foundation (HIF).
Home Inspector - Initial License
License Requirements - All applicants for a New York Home Inspector License must:
Successfully complete a course of not less than 140 hours approved by the council. At leas 40 hours must be unpaid field based inspections in the presence of and under direct supervision of a Home Inspector licensed by NYS.
Have performed 100 home inspections (paid or unpaid) in the presence of an under the direct supervision of a Home Inspector licensed by NYS
Pass the NYS written examination with at least a 70%. The exam fee is $50 and should be brought to the exam along with a form of id and two number 2 pencils. Upon passing the exam you will receive a notice in the mail you will need to obtain the original notice which must be submitted with your application
Send completed application along with fee of $250, original course completion certificates for 140 hours, evidence of 100 home inspections, original examination passing score notice, and proof of insurance.
Licenses expire every two years. The renewal fee is $100. Home Inspectors will also be required to complete continuing education. The guidelines with respect to the content and hours of the continuing education courses have not yet been determined.
